Complete renovation of two bathrooms in Lutry

With ALBA, FABINHA SA presents the complete renovation of two bathrooms in a condominium building in Lutry, in the canton of Vaud. A project where technical interventions were as important as aesthetic choices. Asbestos removal, replacement of water risers, modernization of plumbing systems and custom-made fittings: this transformation illustrates our comprehensive approach to renovation, from initial remediation to the final touches.

A renovation that goes far beyond aesthetics

Renovating bathrooms in an existing building can reveal significant technical constraints, especially when some installations have not been modernized for many years.

For ALBA, located in Lutry, the project did not solely consist of replacing old fixtures and coverings. It also required preliminary remediation work and the renovation of an essential part of the water supply networks.

This foundational work made it possible to approach the transformation of the two sanitary spaces with a comprehensive vision, combining the technical requirements of the building with contemporary, functional, and personalized fittings.

Asbestos removal: an essential step before renovation

The presence of asbestos in the existing materials constituted one of the first technical challenges of the site.

Before undertaking the transformation work, specialized asbestos removal work was required in the two bathrooms. This operation made it possible to treat the materials concerned in a safety framework adapted to the requirements of this type of remediation.

In older buildings, asbestos management requires rigorous preparation and the intervention of authorized professionals when the nature of the materials and the work requires it.

This preparatory phase, invisible in the final result, nevertheless constitutes a major step in the ALBA project. It serves as a reminder that the success of a renovation depends above all on a good understanding of the building's initial condition.

Replacement of water risers down to the basement

One of the particularities of this renovation lies in the extent of the plumbing interventions carried out in addition to the transformation of the bathrooms.

As the old water risers of the condominium building had never been replaced, FABINHA SA took charge of their renewal as well as the modernization of the technical pipes concerned, down to the basement level.

This work required careful organization in order to integrate the new installations into the existing building and coordinate the different stages of intervention.

The renewal of these technical elements contributes to the reliability of the water supply network and constitutes a major investment in the longevity of the installations.

A main bathroom with natural and refined nuances

The first bathroom of the ALBA project was designed as a comfortable space where materials, colors, and fixtures create an elegant and soothing atmosphere.

A 140 cm vanity unit in a sage green finish accommodates a double basin in matte Corian. This combination brings softness to the room while offering a functional space for daily use.

Above the vanity, a custom-made backlit half-moon mirror becomes a real architectural element. Its shape softens the lines of the composition and its lighting contributes to the overall ambiance of the bathroom.

The warm beige tiles discreetly complement these elements, creating a mineral base that highlights the different shades of green and the finishes of the fixtures.

Emerald green as a decorative signature

One of the aesthetic particularities of this bathroom lies in the emerald green cladding of the bathtub.

This deeper color introduces a subtle contrast with the beige tiles and the sage green furniture. It gives character to the room without compromising the harmony of the whole.

An integrated rain shower system completes the layout, while a toilet equipped with TurboFlush technology provides a contemporary sanitary solution.

The result rests on a balance between comfortable fixtures, carefully selected materials, and a color palette that gives this bathroom a unique identity.

A second bathroom where every centimeter counts

The second bathroom presented different space constraints. More compact, it required careful consideration of the placement of the fixtures and circulation.

A walk-in shower was integrated into an existing niche, allowing us to make use of the room's configuration while maintaining a fluid layout.

The choice of a compact Duravit toilet and furniture adapted to the available dimensions also contributes to this optimization.

Here, the challenge was to bring together the essential functions of a modern bathroom without visually weighing down the space.

A touch of pumpkin orange to assert the personality of the space

While the main bathroom favors a plant-based and soothing palette, the second bathroom stands out with a bolder color choice.

The pumpkin orange vanity unit brings a warm and contemporary note to the composition. This shade becomes a distinctive element of the project, while maintaining consistency with ALBA's overall aesthetic approach.

The integration of LED lighting completes the layout and highlights the lines of the furniture. The result is a compact, yet carefully thought-out space, where dimensional constraints become an opportunity for a custom-made creation.

Overall project management, from remediation to the final touches

The ALBA project illustrates the importance of a coordinated approach in the renovation of bathrooms located within a condominium building.

Asbestos removal, replacement of water risers, adaptation of plumbing systems, preparation of surfaces, installation of coverings, and integration of custom-made fixtures: each intervention had to fit into a coherent progression of the project.

This organization makes it possible to bring together technical and aesthetic services within the same project, with particular attention paid to the quality of execution and the finishing details.

ALBA: two bathrooms, two identities, one same standard

In Lutry, ALBA represents much more than an aesthetic transformation. This project modernized old technical installations while giving a new identity to two sanitary spaces with different characteristics.

On one hand, a generous and elegant bathroom, combining sage green, emerald green, and mineral materials. On the other, a compact bathroom, optimized around a walk-in shower and pumpkin orange furniture with a strong character.

This achievement reflects our way of approaching renovation: understanding the building's constraints, providing adapted solutions, and taking care of every detail to create spaces that are as pleasant to live in as durable.
